What is your education, training, and qualifications?
I am certified by the American Home Inspectors Training Institute (AHIT), have passed the national exam for home inspection and am licensed by the state of Indiana. I have received hours of hands on training with an experienced home inspector, and am required to complete 32 hours of continuing education requirements every 24 months. I've also obtained a Wood Destroying Insects business license through the Office of Indiana State Chemist (OISC) through Purdue University.
Why do I need a professional inspection?
Few home inspections turn up nothing wrong with a home, and if this happens then you have paid a small price for peace of mind. Most home purchases are made with as little as one or two 15 minute walk-throughs of the home. This doesn't give you as the home owners an understanding of any issues that may exist. You want a home inspector to point out these issues that could be high dollar fixes or potential safety hazards to your family.
Also, you can use the home inspection as a contingency in your purchase offer. Usually this contingency states that if significant defects or issues are found with the home, you can either negotiate to have them repaired at the expense of the seller or you can back out of your offer within an agreed upon time frame without penalty.
When do I request an inspection?
For Buyers: If you are a buyer and in the process of making an offer, you will want to hire a professional home inspector to complete an inspection on the home. Your real estate agent should direct you on when the proper time to schedule a home inspection is.
For Sellers: Before you decide to sell your home, have a professional inspection completed so when it comes time for the buyer to have their inspection, all problems have been resolved to help provide a smooth transaction.
Home Owners: If you have a home warranty that is about to expire, have a professional home inspection done so you can point out necessary repairs by the builder.
Why should I attend the inspection?
Yes! This is your inspection. You should attend the inspection to get first hand details on any issues with the home and to ask any questions you may have. If you don't understand something, ask for further clarification. While you will receive a detailed report, sometimes it is better to see the problem first hand.
